The Proposal
Millson Group are working towards a submission of a mixed residential, retail and hospitality scheme. This provides a mix of 1 and 2 bedroom Apartments, including accessible apartments, (Class A) a number of retail / hospitality units (Class E) and explores the implementation of the Riverside Walk from the War Memorial to the Town Centre. The landowner wishes to develop a well considered community led proposal that will benefit the future regeneration plans of Stalybridge.

Who are we?
Millson Group were appointed by local landowner Gerard McDermott KC in 2022 to review the opportunity for residential development of the land, which provides a unique opportunity to develop a key site in Stalybridge and contribute to the regeneration proposals of the town.
As a long term resident and business owner in Tameside, our client wishes to develop a Riverside Walk for the Stalybridge community through the development of the land. Landscaping has played a key part in the development proposals for the site, including retention of trees and existing ecology with well considered planting proposals to further benefit the site and the sense of place between the town centre and the war memorial.
The Site

Design Criteria

Introduction of a Riverside Walk linking the site to the Town Centre of Stalybridge and the War Memorial and providing a central riverside public realm to benefit and support the regeneration proposals of Stalybridge.

Each block has under-croft parking and provides Riverside fronting retail / hospitality units which are
to provide independent coffee shops for local use and to encourage tourism and local night time economy.

Trees that have been deemed of high quality have been retained within the scheme and further planting of smaller, native trees to be provided in the ‘woodland’ area outside of Block 2.

The current pathway from Old Street to the riverside outside of Block 2 has been substantially improved
to provide access for all abilities, the level changes of the site have been assessed throughout to ensure
accessibility over the duration of the new walkway.

Existing buildings have been assessed for their heights to ensure the proposed blocks sit within the context of Stalybridge without appearing overdeveloped and dominant.
Riverside 01

Riverside 01 proposed a design that sits on the footprint of the former clinic. Due to the topography it sits into the land fronting Stamford Street.

Ground floor holds 3 small retail or hospitality units to benefit the Stalybridge economy with under-croft parking for residents. The first floor is limited in apartments due to the limits on light from the split level design so bike storage
and general storage is proposed for the rear of this floor.

Second and Third floor propose a mix of 1 & 2 bedroom apartments and the fourth floor proposes the same with areduced floor area to allow for private balconies.
Riverside 02

Riverside 02 is a smaller apartment block featuring a curved facade to the riverside, to frame and soften the approach to the main public plaza.

Ground Floor proposes 1 corner side retail unit with under-croft parking for residents. Floors 1-3 propose 2 bedroom apartments throughout.

A number of fully accessible apartments are provided in Riverside 02, this apartment is replicated on each of the residential floors of the building, a design input by the client in respect of his work with spinal cord injuries.
